Forest Valuation – Comparison of Valuation Methods in the Czech Republic – Ascertained Value and Market Value

The aim of this study was to determine the most appropriate valuation method used for market valuation of forest property in the Czech Republic and to determine suitability for defined types of forest properties. Secondly, the aim was to compare market values with prices assessed determined by administrative methods according to Valuation Decree. Additionally, definitions and historical evolution relating to valuation of forest property and specificities of forest properties have been presented. In the theoretical part the study is analysing and comparing the evaluation methods. There are six forest properties from The Czech Republic evaluated in the practical part of the study. Four methods of evaluation have been demonstrated. The study compares used methods and evaluates suitability of each method for presented forest properties.

The aim of this thesis was to define the issue of determining the administrative price and market value of forest in the Czech Republic. The thesis describes the evolution of methods of determining the price of forest in history since 1897. Furthermore, the thesis deals with the current problem of determining the market value of forest in the Czech Republic. The current situation is documented by a case study, which deals with the determination of the administrative price and market value. The study compares these two values. The final analysis is focused on recommendations of corrections of existing valuation regulations and method of market valuation of forest.

Legal regime of land fulfilling the function of a forest

This diploma thesis deals with the current legal regulation and the issues related to the land intended to fulfill the functions of a forest. The aim of the thesis is to evaluate the legal regulations and to provide proposals how to solve the deficiencies. The legal framework of this topic - the basis of this thesis is represented mainly by the individual act in this area - the so called Forest Law. In addition, other legal regulations are also presented. Particular terms are gradually introduced and forests are characterized from the point of categorization. The most extensive part of this thesis is the third chapter which focuses on the protection of the land intended to fulfill the functions of a forest and related institutions. The forest is defined as a significant landscape element and a part of natural protected areas. Furthermore, the principle of sustainable development is mentioned and the instruments used for forest's protection are also defined. Moreover, the principles of land revocation and restriction, the institution of public use of forest so as forest guard and other authorities are presented. The last chapter addresses the issue of property and lease relations of the land intended to fulfill the functions of a forest. Also the re-established institution of tenancy is interpreted....
A practical example of awards water treatment water flow on forest land as opposed to possible damage to property resulting from floods

Object and purpose of the published post titled "A practical example of awards water treatment water flow on forest land as opposed to possible damage to property resulting from floods," is to design and appreciation of nature nearby flood protection measures the water flow in extraregion community with subsequent comparison to figures of the investment costs of building potential damage to real property which resulted from the flood flow (flood wave) in the urban community. The article discusses the possibility of using extraregion, forest land in the valley cheese to increase the retention capacity of the landscape, water features enhance the forest, increasing supplies of underground water and its relevance for forest ecosystems, and consequently contribute to the strengthening of flood protection active urban communities located in the catchment area pet stream. Active approach in solving the problems published in the watershed can lead to significant reduction or minimized damage to real property during flood flows in the municipalities.
